Rules of Safety & Conduct

For your safety and comfort of all guests the following rules must be observed. Anyone not conforming to the rules of good conduct and safety will be asked to leave and no refund will be given. Guest will be responsible for any damages or theft of cabin property occurring during their stay.

Casa Verde, River Rock, Lazy Frio, Bunk House, Texan, Paradise and Cotton Lodge are located on the river. Moose Manor, Chisholm Trail, Casa De Arroyo, Deer Creek,  Sundance, Rocking Oaks, Mountain Laurel, and Hitchin' Post have river access and parking area, (vehicle pass  furnished & required for parking). All cabins Check-in time is 4:00 PM and Check-out time 12:00 PM, except Texan & Bunkhouse : Check-in 4:00 PM & Check-out 11:00 AM.

• No Smoking inside of cabins.
• No pets allowed. Violation Fee is $100.00/Night.
• Respect others, no offensive language or behavior.
• Minors must be supervised by a responsible adult.
• No loud music anytime.
• No glass containers in or near river.
• No mini-bikes or ATV's.
• Campfires only in designated areas.
• No fireworks or firearms.
• No littering.
• No tents, pop-ups or RV's at cabins.
• Cabins must be kept clean and leave it as you found it.
• Reservations canceled 60 days prior to arrival date will receive a refund of 75% of deposit fee.
• Cancellations inside of 60 days prior to arrival date--Refund at the discretion of Frio Family Getaway.

Amenities: 

Most cabins come equipped with cooking utensils, washer and dryer, dishwasher, microwave, fireplace, patio, patio furniture, horse shoes, BBQ pits, and fire pits.  Only exception is  Critter X-ing (no washer & dryer or horse shoes).
